Cross-browser Property Inquiry Tool

This feature requires a little more explanation in order to emphasize its industry-first, unique and powerful benefits.

With the RealBird Property Inquiry Tool, your toolbar users (e.g. active home buyers) can request more information from YOU about ANY property that they might have found on ANY website. It is a cross-website lead capture and communication tool.

With only one click on your toolbar, your users can send you a property inquiry email that includes the title and URL of the current property page they are currently on. In other words, even if they find a property that they like on Realtor.com, Trulia, Zillow or any other websites, they can contact YOU for more information. Such inquiries are also stored in your Message Archive in the RealBird member area and you can get notified via your Message Archive RSS feed as well.

  1. Your client is on a 3rd party website – e.g. Realtor.com – and finds a property that he or she likes

  3. A contact form pops up instantly with the property title and the Url of the current page preset. Upon clicking the send button, an email inquiry is sent to you and also saved in your RealBird account for future reference.

Are You Using All The Realtor Benefits Offered?

There are several marketing tools that are offered that most 1) don’t know exisit or 2) forgot they exisited. What am I talking about? The marketing tools offered by Realtor.

Two that I would like to hights are the following:
LOWES:

  • When I worked for a real estate group part of my marketing efforts were to send coupons to all the new homeowners whether we represented the seller or the buyer.
  • Several times we would get a phone call or even thank you notes saying they received the coupon and was surprised to see it in the mail.
  • Some of the buyer’s who were represented by another agent would thank us and mention that they hadn’t heard from their buyer’s agent since the closing and really appreciated “the small touch” we extended.
  • LESSON LEARNED: The little things mean a lot to people and that is what they will remember when referring services to their friends and colleagues.

ENTERTAINMENT BOOK:

  • Offers local discounts to all types of services such as dry cleaning, movies, restaurants and more
  • Make a GREAT closing gift to new homeowners
  • LESSON LEARNED: See above, it’s the little things that people ACUTALLY USE that mean the most to them

Using ALT Tags & Plugins for Your Blog

Search engines cannot read an image like they do content on your page so you have to tell the search engines what the image is. By doing this you have the opportunity to add more content to your blog. If you are not familiar with .html programming don’t worry, there is a WordPress plugin that will do the work for you. (Aren’t WordPress plugins wonderful!)

When adding photos to your blog you should get into the practice of doing a few things:

  1. Install SEO Friendly Images (this plugins uses the name of the photo as an automatic ALT attribute)
  2. Name your photos something descriptive – change from disk001.jpg to 1234 Main Street Las Vegas NV Home for Sale.jpg
  3. When inserting the photo into your blog double check the description before posting

How to Create Blog Content People Want to Read

Everyone always asks me, “what should I be doing to develop content…I need ideas.” So, below is my suggested routine to keep up with your blog:

DAILY:

  1. Go to Zillow or Trulia and read what potential buyers want to know that are in your area. Example: “Does adding a swimming pool increase the value of my home when I sell it?”  Sounds too basic right? WRONG, this is a valid question that someone wants to know the answer to!
  2. Write 300+ words and add to your personal blog and backdate the blog to 1-2 months prior.
  3. Return to Zillow or Trulia and answer the question with basic information “…but visit my site to read more about this topic.” and add the link to your site within your answer.
  4. Read your Google Alerts to see if there is anything interesting locally that is either related to real estate or current local event (I have a client who blogged about his local YMCA going into foreclosure and the amount of visitors it attracted to his site was insane!)

WEEKLY:

  1. Follow the HUD press releases and other government sites to keep up with current information and post to your blog.

MONTHLY:

  1. Run reports from MLS of how many properties are active, contingent, pending and sold and compare that to the current month. Be sure to break down by property type.

Where in the World am I …Photo Contest

Every few weeks  I will be holding a photo contest and the person who comments the correct answer first will win a $20 gift certificate (winner gets to pic where it comes from, i.e., Star Bucks, AMEX, etc.). The rules are:

  1. The winner is the first one to comment the correct answer.
  2. Include your name and correct email address when submitting comment form (so I can find you)
  3. The place has to be specific, example:  WRONG = Outerbanks, NC / CORRECT = Hatteras, Outerbanks, NC
  4. Photos will be posted on a Sunday and the duration of the photo contest for a particular photo will run for 2 weeks.
