Lead Generation Using Classified Ad Sites

Below are a few tips to get you started with generating leads using Classified Ad sites. Did I miss one? Comment below to let us know!

SUGGESTED SITES TO USE

  • BackPage.com (accepts .html)
  • ClassifiedAds.com (accepts .html)
  • Craigslist.com (accepts .html)
  • Kijiji.com (only if you have listings)
  • Oodle (accepts html but the link is shown in text as an outside link)
  • uPillar (only if you have listings)

GENERIC TIPS

  • Create junk email address for posting ads (suggest using gmail)
  • Forward emails to your user account and create rule to send posting emails to trash to keep inbox “clean”

CRAIGSLIST TIPS

  • Create one email account for each computer / IP
    • Laptop at home = laptophome@gmail.com – use this login for only this computer and IP address
    • Office desktop = officedesktop@gmail.com – use this login for only this computer and IP address
    • DO NOT cross ID – computer – IP address
    • Create a Word document with all your ads so you can track the posting days (do not use Excel – the code may not copy back into Craigslist)
    • Do not create your ads in Word – create in a Craigslist and copy to Word or .html code may not work properly
    • Try to post ads at least 3 times a day early morning / lunch time / dinner time
    • Wait at least a minute between posts – if you post to fast you will receive a “slow down” message
    • Add “keywords” to the bottom of some ads with a lot of spaces (zip codes, communities, etc.) – use sparingly with ads (I use at the bottom of 1 out of every 4 I post)
    • Most URL shrinking sites do not work with Craigslist
    • Create graphics in PowerPoint or Publisher to use in ad
    • Rotate ads so they do not appear to the be the same ad with Craigslist
      • Unique the title
      • Unique body text
      • If possible, create multiple landing pages for the same type of ad

AD IDEAS

  • Property Listings
    • Use Postlets,  vFlyer or other listing syndication generated .html code
    • Use generic text and add text and photos manually
    • Create graphic with photo collage and upload
    • Property Valuations
    • Short Sale help
    • Generic ads – homes for sale / rent by

Real Estate WordPress Blog – Why Aren’t You Using It for Your Business.

Real Estate WordPress Blog

Several years ago when I started building WordPress blogs for real estate, it was very hard to convince clients that “this is the wave of the future.” Agents loved their Point2Agent, AdvancedAccess, Z57, OneParkPlace…and on and on…template websites.

ar12964440252251 Real Estate Wordpress Blog Why Arent You Using It for Your Business.

The objections were that not a lot of real estate agents were blogging and using this format for their site. Basically, there were not enough results to encourage people to make the move.

Fast forward years later to to 2011…every type of business owner realizes a strong internet presence is key for survival and even more are acknowledging that blogging is an excellent way to connect to consumers, increase SEO and make their business more profitable. TRI-FEC-TA!

With the ease of use, SEO power, ability to add a plugin within seconds to make your site more robust, and most importantly … COST, there has been a surge of real estate agents converting their old tired unperforming sites to a blog format such as WordPress.

Now that we have indexable IDX products (mmm…oh let’s see…..something like my favorite IDXPress!) websites can be created to be extremely robust and marketable. And, remember I said the keyword “indexable.” (Ignore all the duplicate content stuff you are reading over the past week with Google’s changes — they always make changes —- just keep your eyes forward and keep truckin’ onward and don’t get distracted.)

I would love to see stats of the migration over to WordPress but there’s no source that I can find that has this information.

So, it’s 2011 and you are still using a template website… what’s hold you back – why aren’t you using real estate WordPress blog.

Join.me – Screen Sharing Software That Works!

ar129615009461925 Join.me Screen Sharing Software That Works!I have tried many screen sharing options over the past several years during my real estate marketing coaching calls.
Past problems: most have huges files to download to use, have a costly monthly fee or just don’t work the way you want it to.
I am part of a “Mastermind Mayhem” group (LOL) and we use it for our calls to share our screens with one another as each person teaches their topic.

It works very well to change back and forth between presenters and the file download takes less than 30 seconds to install the software to your desktop.

PRO Version: If you really enjoy the free version, you might want to upgrade to teh PRO version which gives you the ability to customize your personal URL and use their management tools. The pro version is priced at $29 per month and you can try it for 1 month to decide if it fits your needs.

Indexable IDX — Diverse Solutions IDXPress

diverse solutions idx wordpress plugin ds idxpress 300x63 Indexable IDX Diverse Solutions IDXPressDiverse Solutions released their indexable IDX product IDXPress a year ago.

The results?

I am now biased towards their product. I love everything about it. Why?

I can build pages such as “View all condos for sale in zip code 89131″ or “View all homes for sale zoned for Shadow Ridge High School” — however I want to manipulate the data to return the results I want, it does it!

The IDXPress plugin is available in most MLS areas (I have had clients request it and it wasn’t available but all parties worked with the MLS to make it available.)

Not only can you build pages with your short code link but you can use the widgets they offer within the sidebar of your WordPress blog.

  • Property search (by city, community, tract and zip)
  • Area list
  • Property list

Looking to showcase your new listing? Using the plugin, just insert the MLS number into the plugin and SHAZAM! all the information about your listing magically appears in your blog post (and remember, it’s indexable).

If you are looking for a rock star website, consider building your real estate WordPress blog using StudioPress and Diverse Solutions IDXPress. The combination of the two creates a winning result.

Using H Level Tags for SEO

  • H level tags are identified by this html code (examples of the first three H levels):
    • H1 = <H1>Wordpress Real Estate Blogs</H1>
    • H2 = <H2>Blogging for Real Estate</H2>
    • H3 = <H3>Las Vegas Real Estate Blog</H3)
  • Include your primary keywords in the H1 level tag once per page / post
  • Using the lower level H level tags, break down the “topic” of your H1 level tag and you can use them more than once per page / post
  • NEVER hide the text in this tag.
  • H3 and below shouldn’t be used for the intent of SEO – they don’t carry as much weight
  • Learn how to tweak your CSS code when you wish to blend your H1 tag with your page content font styles.

Below is the code from the CSS that you can modify to blend your H level tags to blend with your site. Here you can change the color, font size, font family, and weight.

Note: Some WordPress blog themes use very large font as the default
