Lead Generation Using Classified Ad Sites

Below are a few tips to get you started with generating leads using Classified Ad sites. Did I miss one? Comment below to let us know!

SUGGESTED SITES TO USE

  • BackPage.com (accepts .html)
  • ClassifiedAds.com (accepts .html)
  • Craigslist.com (accepts .html)
  • Kijiji.com (only if you have listings)
  • Oodle (accepts html but the link is shown in text as an outside link)
  • uPillar (only if you have listings)

GENERIC TIPS

  • Create junk email address for posting ads (suggest using gmail)
  • Forward emails to your user account and create rule to send posting emails to trash to keep inbox “clean”

 

CRAIGSLIST TIPS

  • Create one email account for each computer / IP
    • Laptop at home = laptophome@gmail.com – use this login for only this computer and IP address
    • Office desktop = officedesktop@gmail.com – use this login for only this computer and IP address
    • DO NOT cross ID – computer – IP address
    • Create a Word document with all your ads so you can track the posting days (do not use Excel – the code may not copy back into Craigslist)
    • Do not create your ads in Word – create in a Craigslist and copy to Word or .html code may not work properly
    • Try to post ads at least 3 times a day early morning / lunch time / dinner time
    • Wait at least a minute between posts – if you post to fast you will receive a “slow down” message
    • Add “keywords” to the bottom of some ads with a lot of spaces (zip codes, communities, etc.) – use sparingly with ads (I use at the bottom of 1 out of every 4 I post)
    • Most URL shrinking sites do not work with Craigslist
    • Create graphics in PowerPoint or Publisher to use in ad
    • Rotate ads so they do not appear to the be the same ad with Craigslist
      • Unique the title
      • Unique body text
      • If possible, create multiple landing pages for the same type of ad

    • Use generic text and add text and photos manually

      • Amenities – horse property, swimming pool, golf course, retirement (watch your wording so you are in compliance with EHO)
      • City
      • Community or subdivision
      • Property type – condo, investment, hi rise, multiplex
      • Sale type – short sale, bank owned
      • School zone
      • Zip

Several years ago when I started building WordPress blogs for real estate, it was very hard to convince clients that “this is the wave of the future.” Agents loved their Point2Agent, AdvancedAccess, Z57, OneParkPlace…and on and on…template websites.

The objections were that not a lot of real estate agents were blogging and using this format for their site. Basically, there were not enough results to encourage people to make the move.

Fast forward years later to to 2011…every type of business owner realizes a strong internet presence is key for survival and even more are acknowledging that blogging is an excellent way to connect to consumers, increase SEO and make their business more profitable. TRI-FEC-TA!

With the ease of use, SEO power, ability to add a plugin within seconds to make your site more robust, and most importantly … COST, there has been a surge of real estate agents converting their old tired unperforming sites to a blog format such as WordPress.

Now that we have indexable IDX products (mmm…oh let’s see…..something like my favorite IDXPress!) websites can be created to be extremely robust and marketable. And, remember I said the keyword “indexable.” (Ignore all the duplicate content stuff you are reading over the past week with Google’s changes — they always make changes —- just keep your eyes forward and keep truckin’ onward and don’t get distracted.)

I would love to see stats of the migration over to WordPress but there’s no source that I can find that has this information.

I am now biased towards their product. I love everything about it. Why?
