I Got a Lead! Proof Social Networking Works (and I am not an agent!)

This morning I was playing with my LinkedIn account – trying to find old colleagues from my “previous life” when I worked with a medical society and invited a few I found on LinkedIn.

Within a few hours one of my new connections emailed me and wrote the following:

Hi BJ,
I got your invitation to linkin. How are things going for you? I saw your title. Are you actually doing real estate or just marketing for realtors? Also are you doing commercial or residential real estate? There is a fellow here in neuro who is moving to Vegas. If you do residential, I will pass your name along to him.

While I am not an agent I know LOTS of agents in Las Vegas who would love to have this referral.

You never know where a lead will come from. The power is there – unleash it!

Don’t have the time or the knowledge? Let someone else do it for you.

Tips to Increase Your SEO With Your Website

Listed below are a few items you can do that will increase your SEO. These small items are what search engines look for to ensure your site is valid and worthwhile.
  1. Ensure your Metadata is the best it can be. Metadata tags allow you to tell the search engines what your web page is about. Each search engine looks at your site different so be sure to put your most important words first. Below are the suggested tag length:
    • Page Title (60 characters)
    • Meta Description (200 characters)
    • Meta Keywords (12-15 words)
  2. The search engine crawlers can’t see images so is best to use “ALT” attribute for all your photos. A suggested ALT tag is: Las Vegas Home for Sale or Las Vegas Real Estate
  3. Web content should be written at a high school level – just because you as the expert understands your site, your visitor might not.
  4. Keep your domain registration over a year of expiration. Also, the longer the site has been registered helps.
  5. Submit your site maps to directories and search engines.
  6. Register your website with directories and search engines. (DMOZ, etc.)
  7. Build reciprocal links with friends – the more sites that link to your the better.
  8. Create a profile with social networking sites (LinkedIn, Active Rain, etc.) and business directories(ZoomInfo, etc.)
  9. Ensure your blog is linked from your Website to your blogs(s)
  10. Register your blogs with blog directories (Technorati, etc.)
  11. Submit articles to Digg.com and encourage friends to “Digg It”
  12. Ask friends to bookmark your Web site with their del.icio.us account – the more people who have your site bookmarked, the better.

Advertising Through Your Blog

A blog put simply is a type of website that has regular entries of commentary, current events having to do with the business posting the blogs, and can also contain other material such as graphics and videos.

This definition doesn’t come close to really describing how a blog can help propel your business to be more successful then you ever thought possible.  By keeping up a regular blog not only will you be keeping in touch with past clients and any future clients just joining your sphere of influence, you will be putting your name out to millions of people.

When people type into a search engine they want “California Real Estate” they will get many, many hits. It is very hard to get on the first page for such a general search. Big companies with big pockets are able to do it, but for most agents though it is far too expensive.

By utilizing a blog you have the opportunity to attract people’s attention and optimize the search engine. For example Jenny wants to know how to ready her house for sale. She types into her search engine “How to sell my California home” and your blog comes up with your ” 7 things not to do when selling your California home” post. Jenny is very impressed at the detail of the article and continues to search your other blogs for more information.  Finding a lot of excellent advice Jenny leaves her name and number and requests more information.

So essentially what you have done is attract a seller to your site, kept their attention with valuable information, and obtained a very good lead. Without ever having to cold call, knocking on doors, or having to spend thousands to get names for a direct mail campaign.

By using blogging as an advertisement for your business not only are you getting your name out there even more, you are adding power and prestige to it. Using quality posts, written by you or someone else, will show you know what you are talking about so when you are face to face with clients they already respect your opinion.

Blogging is an excellent way to advertise for new opportunities and keep existing clients coming back to you for expert advice.

Don’t have time to maintain your own blog – outsource an expert to write your articles and post to all your blogs. In the long run, it will save you time and money.
